Below you will find a checklist of documentation you need to prepare in order to expedite your loan approval and funding. Once complete, nothing stands in the way of you and cheaper, quicker and more plentiful capital.

Here is a checklist of documents you need to gather in order to complete your first loan application.

Business Entity Borrower (Closing In Name Of Business Entity)

For Limited Liability Companies and Corporations:

– Business Operating Agreement/Corporate Charter/Bylaws (Signed and Dated)

– Last 3 months business bank statements (all pages)

– Copy of void check associated with business bank statements

– Clear copy of Guarantor’s drivers license

– Clear copy of Guarantor’s SSN card

– Articles of Organization/Incorporation (Signed and Dated)

OPTIONAL:  Schedule of documented prior ownership of residential investment real estate (template provided)

Proof Of Funds To Close 

You must clearly document that you have the funds to close, which includes; down-payment and closing cost for purchase transactions and 6 months reserves for a refinance.  Loan files are not submitted for underwriting approval without proof of funds to close.

Individual Borrower (Closing In Individual/Personal Name)

For The Individual Borrower:  

– Last 3 months personal bank statements (all pages)

– Clear copy of drivers license

– Clear copy of SSN card

– Copy of void check associated with personal bank statements

OPTIONAL:  Schedule of documented prior ownership of residential investment real estate (template provided)

Proof Of Funds To Close

Property Information

–  Copy  Of Purchase Agreement (including all counter offers and addenda) (Signed by all parties and Dated)

–  Rehab Scope of Work (Itemized list of all repairs)

–  Comparable sold properties or prior property appraisal to support estimated value

–  SHORT SALE Bank Approval Letter (if applicable)
